We have a secure on line reservation system but we do encourage you to call for the latest availability. If we are fully booked we will strive to find you alternative accommodation in the Kelso area.


We ask for credit card details when making your reservation.

The full amount is payable at check in.

We offer a discount for stays (subject to availability, mainly out of season), in excess of three days.
For stays in excess of seven nights subject to availability.

An approximate arrival time is helpful as this information can help us with planning our day.

Guests are requested to CHECK IN after 4pm and if a arrival time is expected to be later than 7pm, we would request you contact us to arrange. CHECK OUT time is before 10.30am. Early check in or late check out can be arranged by prior request. If you would like to extend your stay beyond 1030am on the day of departure, a small surcharge may be requested.

Please note that we accept well behaved dogs in the house (subject to availability) and request they have a clean blanket/bedding on which to lie. We request that the dogs are not left alone in the room unless absolutely necessary and in those cases they must be contained within a cage/crate. Bellevue House is home to a Wheaten Terrier and a Old English Sheepdog and we strive to maintain peace and quiet within the house in consideration of the other guests. We make a small charge for pets to cover the additional cleaning of our rooms.

A short walk from the rear of the Guest House is the Cobby by the River Tweed where pets can be exercised freely. Local Council Bylaws require that you clean up after your pet.
